Title Abstracting And Title Searches

Abstract of Title - An Abstract of Title is a chronological outline of the history of a particular parcel of real property. Each and every document of record affecting the parcel is numbered sequentially, set out and typed in a detailed abstract format. In addition, each Abstract of Title is concluded with a certificate page. This page clearly denotes which public records, periods of time and owners names which were searched. Most importantly this certificate page provides a written monetary guarantee that the abstract is accurate.

Title Search - In many instances it may be sufficient to simply obtain a Title Search of the public record. Typically this search is presented in hand written format. This hand written "notes search" can be customized to the user's need and is often utilized prior to the issuance of title insurance where an Abstract of Title and formal monetary "guarantee" of the searching are not required.
